New-home plasterboard installation in North Brisbane: before lining starts
3 min read · QBCC 15438315

In a new home, plasterboard shapes the visible rooms after the frame and concealed services are complete. Decisions made before lining starts affect more than the finished paint surface: they influence corners, ceiling transitions, recesses and access for later fixtures. For a new build in Kallangur or Strathpine, the best time to clarify those details is before they are covered.
North Brisbane Plastering works with builders and owner-builders on plasterboard installation and finishing. A useful enquiry includes plans, the intended lining specification and the stage of construction. The project team should establish readiness for lining; a plastering booking does not replace the builder's coordination or required inspections.
Supply the current drawings
Use the latest agreed plans rather than an early concept version. Mark changes to openings, bulkheads and fixtures clearly. The finished face of a wall can affect cabinetry and trims, so changes to lining details need to be visible to the relevant trades. Identify who confirms dimensions and resolves differences between drawings and site conditions.
Include any wall or ceiling system specifications. Fire, acoustic and wet-area applications need their appropriate complete construction. Board selection, support and details should follow the applicable system rather than treating every room as the same lining task. CSR Gyprock's Red Book provides system information for discussion with the project team.
Confirm the pre-lining handover
Framing and concealed services need to be ready for the selected lining. Have the builder and relevant trades confirm their work and required checks before installation begins. Wiring, plumbing and other concealed components should not be left for the plasterer to infer from an unfinished room.
If insulation or another part of the wall or ceiling system is required, agree when and by whom it will be installed. Do not enter ceiling spaces or alter services to speed up preparation. Access, service safety and the construction sequence should be managed by the people responsible for those stages.
Settle edges and feature details
Cornices and square-set finishes produce different junctions and should be selected before installation and finishing are quoted. Show any recessed areas, stepped ceilings or feature bulkheads on the drawings. The arrangement of lights, grilles and cabinetry may affect those details even where separate trades install the items later.
Discuss the intended decoration and lighting as well. A surface facing strong glancing light or planned gloss coatings may need a different finish conversation from a typical painted bedroom. Agree the specified finish level and the scope rather than relying on an undefined request for “perfect walls”.
Protect the work through later stages
Sheet installation is followed by joint treatment and finishing. The work area needs suitable access during those stages, and the surfaces must be ready before decoration proceeds. Coordinate the painter's start with the actual handover, not simply the date sheets arrive on site.
Later trades can damage corners or finished surfaces while moving materials. Decide how the lining will be protected and how any changes or make-good work will be handled. For new-home plastering in North Brisbane, send your plans and project details, review our installation services, or browse genuine project photographs. Clear drawings and an agreed pre-lining handover help make the quote specific to the home being built.
